The Blount Street development comprises the design and construction of a 111-unit student accommodation building with associated internal communal areas, ground floor commercial provision, amenity space, plant rooms and secure access arrangements.
The site is located in a constrained urban setting which required close coordination with neighbouring residential developments, party wall structures, and statutory bodies. DMWR were appointed as architects for the project, which comprises a 7-storey building providing over 4,430 sqm of high-quality student residential space. Located within a tight urban context and surrounded by historic built environment, the scheme required a sensitive yet contemporary architectural response.
DMWR developed a bespoke design that delivered high-quality accommodation while ensuring full regulatory compliance. Our role included re-designing the previously developed scheme to meet updated regulations, improving buildability and increasing the number of beds from 106 to 111 through efficient spatial planning. DMWR also assisted in reworking the structural strategy and critical life-safety elements, ensuring the building met all current standards. Following an initially unsuccessful planning submission by others, DMWR led a comprehensive planning appeal, preparing a robust case in close collaboration with the client to address heritage sensitivities and the constraints of the tight Limehouse site.
We refined the material strategy to respond sensitively to the historic context while offering a contemporary living experience. DMWR also led the submission of the BSA Gateway 2 application and prepared two further planning applications to secure approvals for amended design proposals. Throughout the process, we have also evaluated design options to ensure a cost-effective and deliverable solution for the client.
The planning appeal was successful, allowing the development to progress with an enhanced and fully compliant design. Final approvals were secured for the amended proposals, enabling the scheme to move forward into the next project stages.
Construction is expected to commence in March 2026, with completion targeted for July 2027, ready to welcome the 2027 student intake.
