DMWR was appointed to develop the design, optimise the plans, and take the project from the end of RIBA Stage 3 to completion.
Located in the London Borough of Lewisham, this co-location development brings together PBSA and BTR homes in two distinct towers connected by a shared podium.
Tower A rises to 15 storeys and provides 402 student rooms, while Tower B is 9 storeys and delivers 58 affordable homes - 21 for shared ownership and 37 for affordable rent. The scheme includes generous podium gardens, rooftop amenity space, and enhanced public realm along Trundley’s Road.

DMWR Architects led the scheme through detailed design and on site, optimising layouts to add 16 additional student bed spaces and reconfiguring the residential core to improve buildability and cost efficiency.
They also supported the client with the BAPA agreement with LORL and National Rail, and formalised design efficiencies through NMA Planning Applications for basement reduction, building height adjustment, and increased PBSA capacity. DMWR ensured compliance with London Plan standards, including accessibility and private outdoor space for each home.
The scheme delivers high-quality, mixed-tenure housing and student accommodation with enhanced amenity provision and public realm.
DMWR’s design interventions added value for the client, improved spatial efficiency, and ensured the development meets both planning and community needs. Completion is expected in 2026.
