DMWR was appointed by CA Ventures to develop the design, optimise the plans, and take the project from the end of RIBA Stage 3 to completion.
The project involves the design and construction of a significant 23-storey Purpose-Built Student Accommodation (PBSA) tower in Leeds, which forms part of a larger residential, aparthotel and Build-to-Rent (BTR) masterplan. The tower is situated on the site of the former Leeds International Pool, close to Leeds City Centre, and consists of 548 student rooms.

DMWR worked on developing the design for the PBSA tower, refining the plans and ensuring that the project met the client's needs while optimising the space. The design includes a mixture of student apartments, which feature clusters of bedrooms with shared kitchens and self-contained studios, including accessible rooms to cater to a diverse range of students.
At the first floor, DMWR designed a large communal terrace and amenity deck,
providing students with ample space to meet, socialise, and study. This central
amenity area enhances the social atmosphere and student experience within the building.
The ground floor of the tower forms an essential gateway to the wider
masterplan, integrating with extensive landscaping and the public realm, creating a welcoming environment for residents and visitors alike.
DMWR took the project forward from the end of RIBA Stage 3, overseeing the
development of the design, coordinating with the contractor, Winvic, and ensuring the project remained on track for completion. The technical development and design coordination was a key role we performed which was necessary to ensure a seamless transition through the construction phases.
The project completed in autumn 2025. The Lisbon Street PBSA tower provides 548 high-quality student rooms across 23 storeys.
The design includes both cluster apartments and self-contained studios, along with a large communal terrace to foster student interaction and socialising. The PBSA tower also serves as a key gateway to the wider masterplan, seamlessly integrating with the surrounding landscaping and public spaces. DMWR's involvement in the project has helped to optimise the design, adding value to the client and ensuring the finished building fulfils its potential.
