This development located in the wider generation of Bollo Lane, Acton brings together contemporary student living, affordable residential homes and vibrant commercial space within two landmark buildings within the same urban block.
Block AB, is the taller PBSA tower, standing 21 storeys tall with an additional basement level, the development will offer 429 high‑quality student rooms. The ground floor will feature four dynamic commercial spaces, complemented by three additional commercial spaces on Level 1, creating a lively mixed-use scheme at the heart of this emerging new community within the London Borough of Ealing.

The project was developed from RIBA Stage 3 to Stage 4 with a focus on technical coordination and regulatory compliance. The team directed the scheme through the Gateway 2 application and determination process, assembling the detailed evidence and robust safety information required for approval under the new Building Safety Act regime.
A fully coordinated technical design package was developed, resolving complex structural, architectural, and services interfaces to create a buildable and efficient solution. Close collaboration with the Building Safety Regulator ensured that every aspect of the design aligned with current legislation and best practice, helping to streamline the approval process.
The project is now progressing to delivery on-site, supporting the Principal Contractor to ensure the approved design and vision is realised in a controlled, high-quality, and compliant manner.
DMWR successfully secured the Gateway 2 approval for the Bollo AB project, marking a key milestone in its progression. With this approval in place, the scheme will move forward into the delivery phase.
