Standing 21 storeys tall with an additional basement level, the development will offer 429 high‑quality student rooms.
DMWR Architects were appointed by the developer SKMC as architect and lead consultant for a prestigious landmark mixed-use tower development in London Docklands.
The project involved preparing a detailed planning application for a multi-storey building that would include office, hotel, residential, retail, leisure, and public spaces.

£200 million
65 storey residential tower, 140 luxury serviced apartments, 100,000 sqft, mixed use – office, residential, retail, leisure, hotel, public spaces and amenities
The striking design and form of the proposal were developed internally over several months, with various stages of client approval. After completing the design, the planning application was submitted.
DMWR, as lead consultant, played a crucial role in assembling the design team and engaging with relevant stakeholders, including the London Borough of Tower Hamlets (LPA), the Greater London Authority (GLA), and the Commission for Architecture in the Built Environment (CABE). The proposal gained significant support during pre-application meetings, with particular attention paid to the external form and design expression.
The project received a resolution to grant Planning Permission, contingent on a Section 106 Agreement and approval by the Civil Aviation Authority.
Full planning permission was subsequently granted. The 100,000 sqm development in West India Quay successfully integrated a mix of office, hotel, residential, retail, and leisure uses, sitting adjacent to a Grade I listed Napoleonic Warehouse building now converted into the London Museum Docklands.
