Manston Hydrogen Plant Industrial
DMWR were commissioned to develop the architectural design for the UK’s first waste-to-hydrogen facility, pioneering sustainable energy innovation.
DMWR were invited to prepare a planning application and subsequently tender information for a significant 178,000 sqft mixed-use commercial development.
The scheme provides a diverse range of uses, from 'maker spaces' to offices, trade counters, and a self-storage facility. The development occupies a prominent brownfield site in Raynes Park, London.

178,000sqft mixed use commercial development underpinned by a 139,000sqft self storage facility
DMWR designed a contemporary building that references the site’s former industrial heritage, incorporating a saw-tooth roof form and maintaining a proportional relationship to the buildings south of Kingston Road.
A generous landscaped zone along the frontage of Kingston Road was incorporated into the design to soften the building’s form and introduce greenery to the public realm. The design achieves a biodiversity net gain score which exceeds the London Plan's 10% requirement and the urban greening factor also meets the local standards.
The scheme includes 3,000 sqft of maker spaces at ground floor level, which will bring activity and vibrancy to the street while providing creative spaces for local businesses.
Above these spaces, small ‘incubator’ offices will support start-ups and small businesses, as well as offering a ‘near-home’ working opportunity for local residents. To promote healthy and sustainable travel, the development includes cycle parking in line with the London Cycle Design Guide, as well as EV charging points.
The development will provide a valuable addition to the local area, offering a variety of commercial spaces designed to foster creativity and support small businesses.
The landscape and sustainability strategies incorporated into the design will also contribute to the enhancement of the public realm and local biodiversity. The scheme represents a thoughtful approach to mixed-use development, blending contemporary design with sustainable and community-focused principles.
