Project Spotlight: Ironworks, Trundleys Road

 

We’re pleased to highlight our involvement in the delivery of Ironworks, Trundleys Road; a significant mixed-use development that brings together student living, rental homes, and flexible workspace in a well-connected London location.

A Diverse Urban Scheme

The development comprises:

  • 402 purpose-built student accommodation (PBSA) rooms
  • 58 build-to-rent (BTR) apartments
  • Flexible workspace provision
  • Buildings ranging from 9 to 15 storeys

Designed to support a vibrant and mixed community, Ironworks responds to the evolving demands of urban living while making efficient use of a constrained city-centre site.

Design Development & Delivery

DMWR Architects supported the scheme from detailed design through to on-site delivery, working closely with the wider consultant and contractor team to optimise both design quality and buildability.

Key contributions included:

  • Unlocking an additional 16 PBSA bed spaces, enhancing project value and efficiency
  • Reconfiguring the residential core, improving construction practicality and cost efficiency
  • Supporting the BAPA agreement with LORL and Network Rail, helping to navigate complex stakeholder requirements
  • Progressing a series of Non-Material Amendment (NMA) applications, including:
    • Basement reduction
    • Building height adjustments
    • Increased PBSA capacity

Delivering Quality Living Environments

Throughout the project, DMWR prioritised compliance with London Plan standards, ensuring that all homes are high-quality, accessible, and future-ready.

A key design driver was the commitment to private outdoor space for every residence, supporting occupant wellbeing and enhancing the overall living experience.

A Collaborative Approach

This project is the result of a strong collaborative effort across the team, with DLC Europe acting as Owner’s Representative, Colliers and Harrison Street Asset Management.
